How much does a deck, fence, roof, shed or water heater permit cost? 48 US cities compared

Short answer: Where we could verify an official fee, a permit for a typical job costs from $28.60 (Washington water heater replacement) to $903 (San Jose deck or shed); 10 of the 48 cities need no building permit for a typical fence and 8 need none for a typical re-roof. Most cities' fees could not be verified, so we list them separately instead of estimating.

Last verified: (oldest source checked ) · 21 official sources, each quoted word for word below

Not legal advice. Always confirm with your local building department. Rules change, and your parcel's zoning, HOA, historic district, floodplain or utility work can change the answer. We show the official source and the date we last checked it so you can verify for yourself.

How we compare costs

We rank a city only when its official fee schedule gives a fee we could verify for the assumed job below, and we show the math. When a fee depends on valuation, we use the stated job value for materials and labor (Phoenix's schedule, for example, says valuation includes materials, labor, overhead and profit). The ranked figure is the permit fee the official source sets for that job. Plan review, zoning, trade and card fees, and state surcharges that are not on the city's schedule, are not included unless the row says so. Cities without a verified comparable fee are listed separately and never estimated.
